777 6th Street was a newly renovated building in an interesting location in Washington, DC. It was not close enough to K Street to attract the average upper-crust corporate type of tenant that one might expect. It needed something fresh and revitalizing that could speak to the unique “rough around the edges” vibe of the area. The space needed to be marketed to a tenant that wasn’t so perturbed about the neighborhood, and in fact, actually embraced its quirky location and the juxtaposition of a rugged exterior and sleek buttoned up interior. To that end, a visual language was created that embraced that dichotomy. Bright, modern, eye-catching color, beautiful professionally photographed visuals, and big in-your-face handwritten messaging that is initially jarring, but invites you to explore and live in the space where you work. We developed a variety of material for the updated rollout including a brand new email campaign, a prospective tenant gift bag, and a broker-event incentive gift.
